Buying a Home

 

The idea of buying new digs and everything associated with a home purchase- a new lifestyle, a fresh start, or new possibilities is an exciting prospect for most.  Just like selling a home, there will be stress points that will need to be alleviated.  A REALTOR will alleviate many of the stress points, but there are a few things you can do to ensure the entire process is smooth. 

 

 

Here are a few FreshDigs recommendations towards a successful home purchase:

 

  • Engage a Realtor!  A good Realtor will detail all of the steps you should take to a successful home purchase.  Remember to interview Realtors to find the best fit.  

 

  • Establish your budget, and have your Realtor articulate all of the associated costs of a home purchase.  Nobody wins when nasty surprises pop up that may hinder the purchase of a home.

 

  • Be extremely candid with your Realtor.  If your Realtor has a clear idea of your expectations there is less room for misinterpretations, and subsequent frustrations. 

 

  • Shop around for mortgages.  Talk with a mortgage broker.  Mortgage brokers typically have access to many different lending sources there-by increasing your options for financing.  It would be advisable to discuss your options with a Mortgage broker first then investigate what mortgage options are available to you through your Bank.  The more you know about your mortgage options, the greater your chances of negotiating a better deal! 

 

  • Obtain a mortgage pre-approval.  By being pre-approved for a mortgage you will know exactly what you can afford to buy.  Share this information with your Realtor, as a pre-approval can be used as leverage when submitting an offer on a home, especially if there are multiple offers on a property.
